Canaan Developers is targeting Nairobi’s homebuyers and property investors with a new approach to apartment living, betting on two-level duplex homes, privacy and lifestyle amenities to differentiate its Aura Peponi development in Westlands.

The project, located within the established Peponi, General Mathenge and Spring Valley residential neighbourhoods, offers one- and two-bedroom duplex apartments designed for buyers seeking the comfort of a traditional home within a modern residential development.

With apartment sizes starting at 676 square feet, Aura Peponi departs from conventional single-level layouts by separating living and sleeping areas across two floors.

The design features double-height living rooms, floor-to-ceiling windows and internal staircases, creating a sense of openness while allowing natural light into the homes.

Canaan Developers Head of Business Yohhanes Kidane said the concept was informed by buyers who place a premium on location, privacy and functional living spaces.

“A room you can look up into feels completely different from one with a flat ceiling, even when the square footage is identical,” Kidane said.

“That is the secret of the format. We are not selling just space. We are selling space that behaves differently and enhances the experience of a duplex.”

The lower level accommodates the living room and kitchen, while bedrooms occupy the upper floor, creating a distinction between social and private spaces.

The arrangement is designed to accommodate different lifestyles, including residents working from home, hosting guests or seeking greater privacy.

Beyond the apartments, Canaan Developers is positioning Aura Peponi as a lifestyle-focused development where residents can access recreational facilities and essential services without leaving the building.

Planned amenities include a rooftop heated swimming pool with panoramic glass edging, a fully equipped gym, landscaped terraces, a residents’ lounge, a media lounge and outdoor seating areas.

A boutique retail section at ground level is expected to accommodate cafés, beauty and wellness services, a mini-market and other everyday conveniences.

“When we were building, we had a live, work, eat, play, shop paradigm in mind,” Kidane said.

The development also incorporates borehole water, backup power, high-speed lifts, internet connectivity, video intercom systems, electric fencing and manned security.

Its location places residents near Karura Forest, international schools, embassies, the Westlands commercial district and the UN Blue Zone.

The developer is targeting two buyer segments: owner-occupiers seeking long-term homes and investors looking to attract tenants interested in the same location and amenities.

Canaan Developers says the limited collection of apartments is intended to preserve privacy and maintain the quieter residential character associated with the Peponi neighbourhood.

By combining duplex layouts, on-site conveniences and access to Westlands, Aura Peponi represents the developer’s attempt to distinguish its offering in Nairobi’s apartment market, where location, design and lifestyle features remain key considerations for prospective buyers.
